FAQs
What is bridging finance?
Bridging finance is a short-term loan designed to “bridge” a gap — often between the purchase of a property and securing longer-term funding or selling another asset. It’s fast, flexible, and ideal when timing is critical.
Who can apply for a loan with Inhale Capital?
Our services are open to individuals, companies, and property developers based in the UK. We work with experienced borrowers who understand the nature of short-term finance, and inexperienced who are looking to get on the property ladder.

Are you regulated by the FCA?
No, Inhale Capital operates as an unregulated lender. That means we do not provide regulated mortgage contracts and our loans are not covered by Financial Conduct Authority (FCA) regulations. We only lend on unregulated transactions, such as business or investment purposes.

How quickly can funds be released?
We pride ourselves on speed. In some cases, funds can be released within 3 to 7 working days from initial enquiry, provided all necessary documentation is in place and the legal process is completed promptly.

What can bridging loans be used for?
Bridging finance can be used for property purchases, auction buys, refurbishments, chain breaks, business cash flow, and more. The key requirement is a clear exit strategy — like refinancing or asset sale.

Do you require security?
Yes. All loans are secured against UK property or land. We typically require a first or second legal charge on the asset.

What's the typical loan term and interest rate?
Our loans usually range from 3 to 18 months. Interest rates vary depending on the deal, credit risk profile, and asset — but we always provide clear, upfront terms with no hidden fees.

Why is Inhale Capital different from traditional lenders?
We’re fast, flexible, and focused on solutions. We don’t rely on tick-box lending — we assess each deal on its own merit and aim to give you a straight answer quickly.

Do I need a broker to apply?
Not necessarily. We work directly with clients as well as with brokers. If you already have an introducer, we’re happy to collaborate. If not, you can contact us directly to discuss your needs.

What are the risks of bridging finance?
As with any financial product, there are risks. If the loan is not repaid on time, additional interest, fees, and ultimately repossession may occur. It’s essential to have a solid exit strategy and professional advice.
